Note: Prior to application, ensure that the surface is clean, dry, and free from loose debris. Repair any existing damage or cracks before applying the liquid membrane. Follow the manufacturer’s instructions regarding mixing ratios, application thickness, and drying times. Apply the membrane evenly, ensuring complete coverage and overlap at seams or joints. Allow sufficient curing time before subjecting the membrane to foot traffic or other loads. Bond It Seal It Liquid Membrane delivers primerless adhesion across a diverse range of building and roofing surfaces, including metal, treated and untreated wood, brick, stone, polyester, glass, lead, bitumen coating*, roof tiles, plastics, polycarbonate, and concrete, without the need for heating or bonding. Particularly effective for repairing flat roofs, low-pitch roofs (less than 10°), addressing issues like leaking flashing, guttering, roof lights, and damaged roofing panels, as well as tackling challenges with chimney stacks, corrugated or plate roofing materials, zinc, steel, fibre-cement, and facade panels. This versatile solution establishes an impermeable seal, safeguarding against water damage and offering resilience against natural weathering elements such as rain, snow, and sunlight. Its applicability extends to zinc guttering, downpipes, ventilation ducts, and more.
PREPERATION
To prevent accidental damage or contamination, safeguard surfaces not intended for application, especially during spray application. Shield untreated areas using masking tape or protective film, ensuring secure bonding to avoid trip hazards. Degrease all surfaces with hot water or a solvent-soaked pad, followed by wiping with a clean cloth. Remove loose materials through brushing, scraping, or high-pressure water. For new concrete and mortars, a minimum curing period of 28 days is necessary. Treat any organic growth with Bond It MOULD STOP fungicidal wash or equivalent. Irregular masonry surfaces should be filled and leveled before applying ROOF SEAL. Cracks wider than 2mm should be filled using ROOF SEAL CRACKS & EDGING SEALER, or for larger gaps, employ the ROOF SEAL REINFORCING MAT.
*Note: For bitumen coatings and roofing felt, use ROOF SEAL BLEED BLOCKER as a primer, adhering to the technical data sheet for instructions. Apply the primer only when the outside temperature exceeds 5°C.
Application on Damp Surfaces: Brush away standing water and apply ROOF SEAL to damp surfaces. In case of rain or water pooling on the coating, it will not be affected and will continue to cure. Once cured, the membrane resists temporary water ponding, but proper roof design with adequate drainage is essential to prevent permanent ponding.
APPLICATION
Remove all packaging material from the tin, stir the coating thoroughly before use, and apply immediately after opening, as exposure to air initiates curing. It is advisable to use the entire tub during installation to avoid the risk of skinning over and lumpiness.
Description: The SEAL IT LIQUID MEMBRANE System is a reflective liquid-applied hybrid coating designed for professional roofing applications. It features a solvent-free, non-flammable formulation and works in conjunction with a primer, accelerator, and reinforcing mat for a reliable alternative to bitumen-based and GRP waterproofing roof membranes on various roof substrates.
Application Method: Do not dilute. Apply the product with a brush, roller, trowel, spatula, squeegee, or industrial spray equipment. The coating should be evenly applied at a rate of approximately 1m² per 1L at 1mm thickness, adjusted based on the porosity and roughness of the surface. A minimum of 2mm thickness is recommended, and some surfaces may require two coats. The second coat can be applied after 8-24 hours, once the first coat is sufficiently dry. Extend the coating beyond the substrate to create a self-terminating flashing or use SEAL IT CRACKS & EDGING SEALER for edge sealing.
Precautions: Exercise caution in windy conditions, especially when using the spray method. Avoid contact with substrates not requiring coating. Unwanted product contact can be removed before curing using acetone, Bond It WHITE SPIRIT, or Bond It MULTI-WIPES. Treat a small discreet area of approximately 1m² before applying ROOF SEAL MEMBRANE to the entire surface to identify any adverse reactions between the product and the substrate.
Drying Times: Tack-free after approximately 2 hours at 23°C and 50% relative humidity. Resistant to heavy rain 3 hours after application. Minimize traffic on the coated surface for at least 72 hours to preserve coating integrity. Responsibility for roof damage caused by other trades does not lie with Bond It.
LIMITATIONS
Not advisable for use in temperatures below 5°C within the next 24 hours, unless in conjunction with SEAL IT ACCELERATOR (refer to relevant instructions). Incompatible with low surface energy plastics such as PE, PP, and PTFE. Verify adhesion to EPDM sheets through a small test area before proceeding. Avoid use on surfaces prone to bleeding oils or plasticizers. Blistering may occur if MEMBRANE is applied to damp substrates unable to dry from underneath. Failure to achieve the minimum thickness may result in cracks and structural coating failure. Restrict walking on roofs restored with ROOF SEAL to maintenance purposes only.
This is not intended as a wearing surface and lacks anti-slip properties, making it unsuitable for use as a pedestrian walkway, deck, or frequently trafficked area. For areas subject to light and occasional foot traffic, limited slip resistance can be achieved by adding small chip aggregate to the coating. It is not recommended for locations with low atmospheric moisture, as the product will not cure. Proper and complete priming of bitumens, roof felts, etc., is essential before applying ROOF SEAL MEMBRANE to prevent product failure. Please note the application temperature limits for this system.
